Booking Terms & Cancellation Policy

Booking, pricing, payment and cancellation terms on this page apply only to reservations made directly through maggiesblissfulescape.com. Reservations made through third-party platforms such as Booking.com or Airbnb are subject to the payment and cancellation terms shown on the respective platform at the time of booking. Property-use, occupancy, check-in/check-out and safety rules apply to all guests, to the extent that they do not conflict with the terms of the platform through which the reservation was made.
These Booking Terms apply to direct stays of 2 to 55 nights. Direct bookings outside this stay-length range are not accepted unless expressly agreed otherwise in writing.
By completing a booking, the guest confirms that they have read, understood and accepted these Booking Terms and the Cancellation Policy.
1 — BOOKING & CONFIRMATION
- A booking is considered confirmed when confirmation has been issued. Depending on the selected rate and how close the booking is made to the arrival date, payment may be required either at the time of booking or by the payment deadline applicable to the reservation.
- Where payment is due after the time of booking, the booking remains subject to payment by the applicable deadline. If the required payment is not completed by that deadline, the booking may be cancelled.
- A Request to Book is not a confirmed booking. After availability has been reviewed, the guest may receive a booking proposal with the final price and applicable terms. The booking becomes confirmed only after the guest accepts the proposal and confirmation is subsequently issued.
- The person making the booking must be at least 18 years old.
- The person making the booking is responsible for the accuracy of the booking details and for ensuring that all persons included in the booking comply with these terms.
- The booking is personal and may not be transferred, assigned or sublet to a third party without prior written agreement.
- The guest must provide accurate and truthful information. Materially false or incomplete information may result in cancellation of the booking where permitted by applicable law.
2 — PRICES, TAXES & FEES
- All prices are shown in euros (€) and apply to the stay for the number of guests declared in the booking.
- The applicable Greek Climate Crisis Resilience Fee is charged separately in accordance with Greek law and is shown separately in the booking.
- Any optional services or special arrangements are shown and agreed separately before any related charge is made.

Maggie’s Blissful Escape is operated by a private host. Commercial invoices are not issued. Where required, the appropriate accommodation receipt or documentation is provided in accordance with Greek tax requirements.
3 — PAYMENT TERMS
- The applicable payment requirements and payment deadline are shown to the guest before the booking is completed.
- Depending on how close the booking is made to the arrival date, immediate full payment may be required.
- For bookings made earlier, payment is made according to the deadline shown during the booking process.
- If the required payment is not completed within the stated deadline, the booking may be cancelled.
- Payments are processed through the available payment providers shown during the booking process.
4 — CANCELLATION POLICY
The cancellation conditions below apply exclusively to direct bookings made through maggiesblissfulescape.com.
If a rate is explicitly shown as non-refundable during the booking process, the cancellation conditions shown for that rate take precedence over the standard flexible cancellation periods below. Full payment is required at the time of booking. In case of cancellation or no-show, the accommodation amount is non-refundable. Any Climate Crisis Resilience Fee already collected for a booking where no stay takes place will be refunded in accordance with applicable law.
Seasonal and special direct offers:
From time to time, special direct-booking rates may be offered for specific dates, stay lengths or guest numbers. The dates, permitted occupancy, price and cancellation conditions shown for the selected offer during the booking process form part of the booking terms and take precedence over the standard rate conditions where they differ. Seasonal or special offers cannot be combined with other discounts or promotions unless expressly stated otherwise.
For flexible stays of 2–27 nights:
- Free cancellation is available until 5 days before check-in.
- For cancellations after the applicable free-cancellation deadline, or in the event of a no-show, 100% of the accommodation amount will be charged.
- For bookings made after the free-cancellation deadline, full payment is required at the time of booking and the accommodation amount is non-refundable once the booking has been confirmed. Any Climate Crisis Resilience Fee already collected for a booking where no stay takes place will be refunded in accordance with applicable law.
For flexible stays of 28–55 nights:
- Free cancellation is available until 30 days before check-in.
- For cancellations after the applicable free-cancellation deadline, or in the event of a no-show, 100% of the accommodation amount will be charged.
- For bookings made after the free-cancellation deadline, full payment is required at the time of booking and the accommodation amount is non-refundable once the booking has been confirmed. Any Climate Crisis Resilience Fee already collected for a booking where no stay takes place will be refunded in accordance with applicable law.
Any mandatory cancellation or refund rights available under applicable law remain unaffected.
5 — BOOKING CHANGES
- Requests to change dates or other booking details are subject to availability and are not guaranteed.
- Any price difference resulting from a change of dates or season is payable by the guest.
- Moving a booking to new dates does not automatically create a new or extended free-cancellation period unless otherwise agreed in writing.
6 — EARLY DEPARTURE & LATE ARRIVAL
- In the event of early departure or late arrival, the accommodation amount for unused nights is non-refundable, except where otherwise required by applicable law. Any adjustment to the Climate Crisis Resilience Fee will be handled in accordance with applicable law.
- The booking remains valid for the originally agreed dates unless otherwise agreed in writing.
7 — CHECK-IN / CHECK-OUT & SELF CHECK-IN
- Check-in: from 15:00.
- Check-out: by 11:00.
- Check-in is self-service using the access instructions provided to the guest.
- Early check-in or late check-out may be possible only by prior agreement and subject to availability.
8 — GUEST SUPPORT & RECEPTION
Maggie’s Blissful Escape does not operate a 24-hour reception and no staff are permanently on site. Check-in is self-service. Guests can contact the host for assistance using the contact details provided with their reservation. For emergencies requiring immediate assistance, guests should contact the appropriate emergency services.
9 — OCCUPANCY & USE OF THE PROPERTY
- The maximum permitted occupancy is 5 guests plus 1 infant under 2 years old.
- Bookings for 6 adults are not permitted.
- Only persons declared in the booking may stay at the property.
- Unregistered visitors, parties, events or gatherings are not permitted without prior written permission.
- Smoking is not permitted inside the property.
- Pets are not permitted.
- Guests must respect the property, the building, shared areas, neighbours and applicable quiet hours.
- The property is intended solely for temporary private accommodation.
- Illegal activities, unauthorised commercial use, professional photography, filming or events are not permitted without prior written agreement.
10 — LEGAL REGISTRATION OF THE STAY
For the lawful registration of the stay, the following details of the person who made the booking may be required:
- Residents of Greece: full legal name and Greek Tax Identification Number (AFM/TIN).
- Guests from outside Greece: full legal name exactly as shown on the passport or EU identity card, together with the passport or EU identity card number.
These details are required only for the person who made the booking and not for the other guests, unless otherwise required by applicable law.
The information is used only for booking administration and for purposes required by applicable law.
11 — DAMAGE, LOSS & MISUSE
- The guest is responsible for damage, loss, destruction or removal of property items, furniture, appliances, keys or equipment caused by the guest or persons included in the booking, beyond normal wear and tear.
- Any damage, leak, malfunction, loss or other incident that may cause further damage must be reported as soon as possible.
- Documented repair, restoration, replacement or extraordinary cleaning costs resulting from damage or misuse may be charged to the guest to the extent permitted by applicable law.
- If a technician visit is required as a result of demonstrated misuse or improper use of equipment by the guest, the documented related cost may be charged.
- For reservations made through a third-party platform, any damage-related claim, payment request or recovery will be handled through the applicable platform process where required.
No security deposit is currently collected at the time of booking. This does not limit the guest’s responsibility for documented damage, loss, replacement, repair or extraordinary cleaning costs for which the guest is liable under these Terms and applicable law. Where such costs arise, supporting evidence may be provided and payment may be requested after the stay.
12 — KEYS, LOCKBOX & ACCESS CODES
- The building entrance key must be kept secure and returned to the designated location at check-out.
- In the event of loss or failure to return the key, the documented replacement cost and, where reasonably required for security reasons, replacement of the lock or cylinder may be charged.
- Keys may not be copied without prior written permission.
- The personal access code and lockbox code must not be shared with third parties.
13 — PROPERTY SAFETY
- Guests must secure the property when leaving and ensure that doors and windows are properly closed and locked.
- Smoke detectors, carbon monoxide detectors and other safety equipment must not be removed, covered, disabled, moved or tampered with.
- Guests must follow reasonable safety instructions relating to the property and its equipment.
- Guests must not attempt to dismantle or repair appliances or equipment and should report any problem as soon as possible.
14 — PERSONAL BELONGINGS
- Guests are responsible for safeguarding their personal belongings, money and valuables.
- Maggie’s Blissful Escape is not liable for loss, theft or damage to guests’ personal belongings except to the extent that such liability cannot be excluded or limited under applicable law.
- Items left at the property after check-out may be kept for a reasonable period where this is reasonably practicable.
- Any cost of returning or shipping forgotten items is payable by the guest.
15 — SERIOUS BREACH OF TERMS
In the event of a serious breach of the property rules, including:
- exceeding the permitted occupancy,
- unregistered guests,
- unauthorised parties or events,
- serious disturbance to neighbours,
- dangerous or illegal activity,
- intentional or serious damage to the property,
- interference with safety equipment,
the guest may be required to stop the breach immediately.
Where necessary and permitted by applicable law, the stay may be terminated.
Where a stay is lawfully terminated because of a serious breach attributable to the guest, unused nights may be non-refundable to the extent permitted by applicable law. Any mandatory rights of the guest remain unaffected.
16 — PAYMENT DISPUTES
- If the guest believes that an incorrect charge has been made, they are asked to contact us so that the matter can be investigated.
- In the event of a payment dispute or chargeback, we reserve the right to provide the relevant payment provider or bank with supporting evidence relating to the booking, payment and stay.
17 — FORCE MAJEURE
Maggie’s Blissful Escape is not liable for failure or delay in performing obligations caused by events beyond its reasonable control, including severe weather, natural disasters, government measures, strikes, major transport disruption or interruptions to utility services.
If such an event prevents us from providing the booked accommodation, the guest may accept alternative dates, where available, or receive a refund for accommodation that cannot be provided. Any prepaid Climate Crisis Resilience Fee relating to that accommodation will also be refunded.
Any mandatory rights available to the guest under applicable law remain unaffected.
18 — PERSONAL DATA
- Guests’ personal data is collected and processed for booking administration, guest communication, compliance with legal obligations and, where applicable, payment administration.
- Processing is carried out in accordance with applicable data protection law.

LANGUAGE
These Terms are available in English and Greek. In the event of an inconsistency between the two versions, the Greek version shall prevail, without prejudice to any mandatory consumer rights or legal protections applicable to the guest.
19 — GOVERNING LAW
- These terms are governed by Greek law, without prejudice to any mandatory rights that apply under applicable law.
